I would rather answer it twice than have you sign something you do not understand.
Most first-time buyers I meet are not worried about finding a house. They are worried about signing something they do not understand.
So we start with the math: what you need saved, what the payment is likely to be, and what the programs can cover. We do not look at a single listing until that part is boring.
- You get a budget before the tourWe work out what you are comfortable paying every month before we look at anything. Falling for a house you cannot afford is avoidable, and it is the worst part of this process.
- I look things up for youTax bills, program eligibility, what the last three comparable houses sold for. Send me an address and I will come back with the published figures, not a guess.
- Your closing numbers, explainedWith most mortgages, your lender has to send the final figures at least three business days before closing. That is a legal requirement, not a courtesy. Going through every line with you, and why anything changed from the estimate, is the part I handle.
