Iowa's fast-growing neighbor.
Marion was Linn County's first county seat, a role it held until 1919, when the seat moved to Cedar Rapids. Today it's part of the Cedar Rapids metro and has grown by more than half since 2000.
That growth shows in the housing: about 41% of Marion's homes were built in 2000 or later, alongside older houses near Uptown.

The Marion Arts Festival, and the Swamp Fox Festival, named for the city's namesake, Francis Marion.
Marion is split between the Marion Independent and Linn-Mar school districts, with a small area in Cedar Rapids schools. The district follows the parcel, not the mailing address, and the 2026-27 tax rate runs from about $36.30 to $40.39 per $1,000 depending on it.
Marion also has its own city government, so permits and rental rules differ from Cedar Rapids. I confirm the district and show you the current tax bill for every home we look at.
