Set your budget before you tour.
Before you tour anything, we'll estimate your budget, your monthly payment and the cash you'd need to close. That's where every buyer starts with me.
Every line, estimated early.
These are the costs every buyer runs into. On a buyer call you get your own figure next to each one, based on your price range and loan.
Estimates are for planning. Final figures come from your lender, title company and closing documents, and depend on the providers you choose.
Five steps. Fewer surprises at the table.
We talk through timing, savings and what you want in a house.
I introduce a local lender. We turn pre-approval into a monthly figure.
We tour what fits. Each offer comes with what it means for your cash.
Findings come back with a repair range and your options for each.
You review the final numbers with me before closing day, including anything that changed.
Price, down payment and loan type in, a full monthly payment and cash to close out.

How much do I need for a down payment?
Often less than people expect. Some conventional loans start at 3% down and FHA at 3.5%. I'll connect you with a local lender so you get your actual number.
Do buyers pay you?
We settle it in writing on the first call. Often the seller covers the buyer's agent fee. When they don't, you'll see it in writing before you make an offer.
Should I get pre-approved before we talk?
No. Book the call first. I'll introduce you to a local lender and we'll turn the pre-approval into a monthly payment you're comfortable with.
What if the inspection finds something?
Each finding comes back with a repair range. Then we decide together: ask for a repair, ask for a credit, or walk away.
Which areas do you cover?
Cedar Rapids, Marion, Hiawatha, Ely, Robins, Palo, Fairfax, Lisbon, Mount Vernon and North Liberty. Looking just outside those? Ask, and I'll tell you straight whether I'm the right fit.
What if I'm not ready yet?
Book anyway. Six months out is a good time to learn the numbers, and I'll tell you what to do between now and then.
Get your numbers first.
You'll leave with a budget, an estimated monthly payment and a lender introduction. Free, and nothing to sign.
