Your VA benefit, used well.

How the VA home loan works, what it costs, and the Iowa grants and property tax breaks that stack on top of it. Each one has to be asked for, so they're easy to miss.

The VA loan

What it costs you.

The VA loan has no mortgage insurance. Instead, most borrowers pay a one-time funding fee, which can be rolled into the loan. How much depends on your down payment and whether you've used the benefit before.

Purchase loan, down payment First use After first use
Less than 5% 2.15% 3.3%
5% or more 1.5% 1.5%
10% or more 1.25% 1.25%
Who pays no funding fee

Veterans receiving VA disability compensation, surviving spouses receiving DIC, and active-duty Purple Heart recipients, among others. If you have a pending disability claim, ask your lender before closing.

Sellers can help

A seller can pay your normal closing costs, plus concessions up to 4% of the home's value for things like the funding fee. That's part of the offer, and I'll write it in when it makes sense.

Eligibility
Certificate of EligibilityGet this first

Your lender can usually pull it for you. In general you qualify with 90 continuous days of active duty, or 24 continuous months (or your full call-up of at least 90 days) for veterans who served after Aug. 2, 1990. Guard and Reserve members qualify with 90 days of non-training active duty or 6 creditable years. Some surviving spouses qualify too.

VA appraisalPart of every VA loan

The lender orders a VA appraisal, which checks the value and that the home meets VA's minimum property requirements. A home with obvious safety or condition problems may need repairs before closing, so I flag those before you offer.

VA offers competeFast market

Homes here sold in a median of 4 days in June 2026. A VA offer with a pre-approval letter, a clean timeline and sensible terms holds up fine. I'll talk with the listing agent so they know what to expect.

Iowa benefits

What stacks on top.

These come from the state, not the VA, and you have to ask for each one. Most can be combined.

Military Homeownership Assistance$5,000 grant

From the Iowa Finance Authority, toward down payment and closing costs. You need at least 90 days of active duty between Aug. 2, 1990 and Apr. 6, 1991, or from Sept. 11, 2001 on. It has to be approved before closing through a participating lender. Funding is limited each year: about $1.3 million remained as of Oct. 1, 2026.

FirstHomeEven if you've owned before

Honorably discharged veterans who haven't used a state bond-financed mortgage before can use IFA's FirstHome program without being first-time buyers. See the first-time buyer guide for limits and the down payment changes on Nov. 2, 2026.

Military service exemptionProperty tax

Exempts $4,000 of your home's taxable value for eligible honorably discharged veterans. File once with the assessor by July 1, and record your DD-214 with the Linn County Recorder.

Disabled Veteran Homestead CreditProperty tax

For veterans with a permanent 100% service-connected rating, or individual unemployability paid at the 100% rate: a credit equal to the entire property tax on the home. Some surviving spouses qualify. File with the homestead form by July 1.

Military retirement payIncome tax

Questions

What veterans ask me.

Can I use my VA loan more than once?

Yes. The benefit can be used again, and the funding fee is higher on later uses unless you put 5% or more down, or you're exempt.

Do I need perfect credit?

The VA doesn't set a minimum score; lenders do, and they vary. If you're also using the Iowa programs, those have their own minimums. Talk to a lender early.

Can I buy a fixer-upper with a VA loan?

It's harder. The home has to pass the VA appraisal's condition requirements, so major problems usually need fixing before closing. I'll tell you before you offer if a home looks like trouble.

Can I use a VA loan on a condo?

Yes, if the condo project is approved by the VA. I check the VA's list before you fall for one.

The first call is free, by phone or over coffee somewhere in the Cedar Rapids area. You'll leave with a budget and the list of benefits to ask your lender about.
